Warm up is always a good idea..takes only 5 minutes and it's relaxing
at least for me.

Well more fast gains EQ is important. What ever my life had become hell as I lost my EQ and could not have sex properly. What do you mean you warm up by "regulating intensity" I'm not sure what you mean can you be more clear on this?

Yes massaging the penis helps to warm down or even warm up due to the friction and warmth coming from the hands to help the penis get warm, you can also try and get your erection up a bit in the 6-9 range to warm up/down while massaging it and adding heat.

Mental EQ? Haha so like using your brain to help you "fix" your penis or "gain"? If so, then of course you must have that mentality because the body responds to brain stimulants and what you think. There are people who get sick and think to themselves they'll never get better and they don't. Those with that good mentality and think they will get better, eventually do get better because your body knows what the brain wants and tries to produce those results.
